Agents choose open houses by which listing was offered and how free the weekend was. This takes about a minute, and it decides between four hours of traffic and four hours on your phone.
Asked how to get more open house traffic, she says it's almost never the marketing. It's the price bracket. Here is the search:
Her example: 8 pendings in one bracket, 48 in the bracket below it. That lower band is where the buyers actually are this month, so that is where she holds hers.

Attendance is decided before you print a sign, by how many buyers are transacting in that band right now. Agents keep sitting the beautiful listing at double the median because it's a nicer house, then conclude open houses don't work.
